River House

River House can accommodate up to 10 guests in 5 individually designed bedrooms, 3 of which have en-suite facilities, with 2 bedrooms sharing a bathroom

Ground Floor

Hallway: an impressive hallway with vaulted ceiling and central fireplace. Stunning feature staircase leading up to the first floor and down past the pool to the bar and gym

Kitchen/Breakfast/Living room: a fully equipped bespoke kitchen with an electric Mercury range cooker with 2 ovens and five induction zones, 2 eye level Miele ovens, Miele warming drawer, American fridge/freezer, Zip hot tap, dishwasher, breakfast bar with 3 stools, dining table and chairs to seat up to 6 guests with a large roof lantern and bi-fold doors leading onto the raised deck and wonderful views across the river. Next to the breakfast bar the living room boasts a large L-shaped sofa, fireplace, 75 inch smart TV and bi-fold doors out onto the raised deck

Utility/Boot room: off the kitchen is a fully equipped utility room with washing machine and tumble dryer and boot room/coat room

Music room: with a Roland custom self playing piano and antique drum set and dual windows out to the front courtyard and water feature

Cinema room: a custom made room with a large 90 inch smart TV and surround sound, L-shaped large comfy sofa, custom aquarium and a feature starred fibre optic ceiling

Indoor swimming pool: a stunning indoor swimming pool measuring 8m x 4m, safety cover and twin 50 inch TV's. Stretched fibre optic ceiling. Full wall bi-fold doors leading out onto the deck area with fantastic views of the River Hamble

Gym: fully equipped gym with multigym, treadmill, cross trainer, rower, spinning bike and free weights

Bar/Games room: a bespoke bar with fridges and stools, a custom made pool table, chess set, 4 armchairs, fireplace, coffee table, Flat-screen TV and bi-fold doors out onto the deck area all sat under one of the largest roof lanterns ever built

Grounds

This property sits behind electric security gates on the bank of the River Hamble and has direct tidal access. The 3,000 square foot raised deck across the whole of the rear of the property overlooks the Hamble and benefits from 2 seating and table areas, a love seat, a large hot tub seating 6-8 guests, table tennis and an outdoor kitchen.

There is a further sun deck area with a large firepit.

On the lower section there is a full size all weather tennis court by the water side which also doubles up as a football pitch with goals and basketball net.

This leads along and down onto the pontoon which runs into the house's own estuary off the River Hamble. As tidal access allows there are kayaks and paddle boards to use.
